R36 Prices

Spotted a nice R36 wagon other day but what is going on with prices? The seem to be all over place. Parkers price guide is about 1/2 what dealers are asking. I know they are rare but why such a massive difference? I am tempted but i can get a 2012 Audi A6 3.0 tdi quattro wagon for that money and its nearly as quick ( before mapping). Future classic? Poss.
