B5.5 Boot Will Only Open From Key Fob????

Can anyone point me in the right direction here.

My boot will only open if I use the button on the key fob.

It will not open from the switch on the drivers door or the boot mounted switch. The key on the boot is stuck at the 1545 position and wont budge.

I can still get into the boot using the fob but along with the alarm fault I have been having at 3 in the morning this is getting a little frustrating!

I have removed the boot trim and all the connectors are in place. I have lifted the carpet to check the CCM and removed it to inspect the PC board. Its all dry. The floor was a little wet but I checked all the cables around the loom for corrosion and everything is nice and corrosion free.

I cant hear any click inside the car when I pull the door release so I'm thinking that |I have a relay stuck or the boot solenoid is fubared?

I have searched on the forum but I cant find an idiot guide.

Can anyone point me in the right direction of what I should be checking????
